CityScape goes PLC

Cowrie Town Project Jan 23 2008

Depending on quoted source, Nigeria has a deficit of 16.5 million houses for an estimated population of 140 Million people. Past Federal and State Governments have struggled to progress from mere sloganeering, “Housing Provision for All by the year 2000…” to actual construction. The Lagos State government under the leadership of Governor Babatunde Fashola has risen to the challenge by going into a special Public/Private sector partnership with CityScape International.

This project will provide over 10,000 housing units for individuals of different income levels in a beautiful and tranquil environment in addition to infrastructures aimed at making life in Lagos an affordable luxury. The Lagos State government has set the ball rolling for the actualization of the Cowrie Town Project with the signing of a partnership agreement with CityScape International on the 23 rd January 2008. Lagos State will be contributing land as equity while Cityscape International Plc provides construction expertise and financing requirements. The project is scheduled to be completed in 36 (Thirty-Six) Months. Access to Cowrie Town will be both by road and by Lagoon. CityScape will keep you informed.

In every order of business, the customers are held as king because they are the very reason the business exists. They cannot be taken for granted because the business fortune would suffer. In fact, the mission and vision of every project is built around them and they determine the prospects of every endeavor. The onus is therefore on every entrepreneur to satisfy their customers.

Cityscape International Plc, “The City”, had this in mind when they recently hosted the subscribers of their various estates to two interactive sessions of feedback forum at the Terra Kulture Place on Tamiu Salvage Street, Victoria Island.

The Forum offered the developer and promoter a unique opportunity to brief their subscribers on the progress they had made so far in the different projects. On the other hand, the subscribers were able to present their own enquiries on pertinent issues about their investments on which they sought clarification. The friendly atmosphere allowed them to relate their problems and they were able to make useful suggestions that would fast track progress on the various developments of the company.

CityScape considered every comment and suggestion very useful and was honest and transparent enough by the manner they took up the issues raised. CityScape dispelled the fears of any of the subscribers and gave firm commitment to deliver to them wholesome houses and serviced plots with all the necessary facilities that will give them satisfaction and comfort in their chosen estates. The developer was able to reassure its teeming subscribers that they had been able to overcome most of the challenges that confronted them earlier. Managing Director/Chief Executive Officer, Arc. Akinwale Akinmusire came in at various times to provide answers to questions that emanated from the subscriber audience. The property development company informed its subscribers of their recent innovation to give them update reports of its activities through a periodic newsletter. The project manager of each estate also took the floor to share their experiences with the investors.

The current projects being developed by CityScape which the forum covered include Buena Vista Estate, Green Acres Estate. Buena Vista Estate, easily the most popular on the CityScape stable naturally attracted the most comments from the subscribers. The estate which is located serenely on the Lekki-Epe Expressway covers a land area of about 100 hectares. It comprises 3 and 4 – bedroom terrace houses which will be completed with semi-detached and detached houses in 4 – 5 bedroom configurations. The house types are essentially Classic and Executive. Buena Vista Estate is CityScape's “premium range” estate (for now) targeted at the upper and middle income cadres with taste for good living. According to CityScape, the estate is about” uncompromising quality, impeccable living that features once in every great community”. The houses are elegantly styled luxury homes designed to offer beautiful homes of inspiring comfort and unsurpassed luxury from the delightfully landscaped entrance to the bright and spacious floor plans full of thoughtful touches.
The Green Acres estate project is a unique real estate development that offers various luxury house types. It is located on the Lekki-Epe Express way; about 10 minutes drive after Ajah in Lekki. The diverse house types range from detached bungalows to mini-duplexes. It essentially combines city living with urban serenity. The house types include 3-bedroom block of flats, 4-bedroom detached bungalow, 3-bedroom semi-detached bungalow. Others are 3-bedroom detached bungalow and 3 bedroom mini-duplex. It comprises 2500 units on 100 hectares of land. CityScape partners with Skye Bank Plc in developing this estate. Site preparation has commenced with 90 percent of land already cleared. The base camp activities have started with fencing of the camp while the design has been completed. The next step is the construction of demonstration houses and there are 17 house types to be showcased. The first phase which comprises 500 units is to be delivered by December 2009.

Mr. Ebi Bozimo, a project manager with CityScape, corrected the often held misconception that CityScape merely builds pointing out that building is not as important as the environment we like to create. He reiterated the way the whole package of Buena Vista Estate “was wrapped up and designed to offer luxuriously affordable lifestyle solutions right along the shores of the Atlantic Ocean”.

He provided the site configuration of Buena Vista Estate as: A – 25 hectares; B – 32 hectares; C – 35 hectares. He described the infrastructural base within the estate as an: “eco centre with centralized amenities and facilities with a common goal to make sure that each individual is in a community that is harmoniously planned and sustained”. The progress report showed that the access road is 80 percent delineated, sand filled, bridged to allow in the pipes. Parcels A & B have been sand filled while the building of houses is in progress in Parcel A. In Parcel C, 50 percent of the forest had been cleared for the building of houses to commence in earnest.

Coral Gardens, located in Isheri North axis of Lagos, is a full development scheme that is conceived to deliver 200 housing units. It is seated on 10 hectares of land. The various house types are the 2, 3 – bedroom blocks of flats, 3, 4 – bedroom detached bungalows, 2, 3 – bedroom semi detached bungalows and the 2, 3 – bedroom terrace bungalow.

The Sunshine Estate is a low cost housing scheme in which CityScape partners with the Ondo State government to provide affordable decent housing for the citizenry. The various house types include 3-bedroom detached bungalow, 3-bedroom semi detached bungalow and the 2-bedroom semi-detached bungalow.

Incorporated as a limited liability company in Nigeria in 2000, CityScape is focused as a top player in redefining the real estate business in the country. February 15, 2007 CityScape International Starts Work on Buena Vista Estate

Cityscape International Plc, a Real Estate provider with global focus has moved to site for the construction of Buena Vista Estate at Alpha Beach along Lekki-Epe Express way, Lagos.
One of the nation's leading banks, First Bank of Nigeria Plc is collaborating with CityScape International for the funding of the project.
Arc. Akinwale Akinmusire, the chief executive officer of Cityscape International Plc said the organization is poised to provide high quality living environment to Nigerians at affordable prices. The construction of Buena Vista Estate is being done in partnership with Chino Décor Nigeria Limited.

First class facilities and infrastructure will be provided and this include; roads (with interlocking paving stones), drains (covered underground line drains), walkways, external perimeter fence, gate house, low internal soft elemental fences between house units (900mm high), recreational facilities, street lighting, electricity (underground cables supplying power to each plot), landscape and horticulture. The estate also has provisions for educational and recreational facilities.

To buy into Buena Vista Estate, prospective buyers are to deposit 10% of the value of their choice house(s) and another 10% on completion. CityScape International will arrange 80% mortgage for a period of 10 years. Prices range from N18m 3 bedroom terrace houses to N55m 5 bedroom detached houses.
ExxonMobil Co-operative Multi-purpose Society Limited had already bought 300 units of houses in Buena Vista. The project is expected to gulp about N7 billion.

CityScape Buena Vista Housing Model Moves to Silverbird Galleria

Following the successful exhibition of its housing model for Buena Vista Estate at The Palms, Lekki, in September 2006, Cityscape International Plc, the one- stop first choice Real Estate solution provider has scheduled another phase of exhibition for Silverbird Galleria and City Mall Onikan in the month of November and December 2006.

The next phase will start on Friday, November 24 at Silverbird Galleria and end on Sunday November 26 while that of City Mall, Onikan, will run for nine days from December 1st to 9th 2006.
Managing Director of Cityscape International Plc, Akinwale Akinmusire says the exhibition is one of the strategic ways of reaching our prospective buyers and an opportunity to know their needs. Thousands of people visited the stand at The Palms to collect subscription forms and marveled at the model of the estate.

In a related development, Cityscape International has opened two customer care centres in Lagos. The offices are located at Civic Centre, Ozumba Mbadiwe Street, Victoria Island and City Mall, Onikan, with dedicated hotlines. Modupe Akwumakwuhie, Head, Customer Care and Retail Marketing told journalists in Lagos that the opening of the customer care centres is to make it easier for subscribers to contact the company for necessary information concerning acquisition of houses.
